Look at comps in your area from your realtor and see how other rentals look as well as what sold that is similar to make sure it is a good buy.In Houston, I have walked over 40 properties in the last three months from duplexes to fourplexes but after rehab it would be like I did all the work for free because the sales price plus rehab equalled to market value.
