I do self manage now which helps as I buy properties with low rents and deferred maint then I can survive while I fix the property and increase the rents adding value and cashflow.

@Blake Harris I'm not sure I fully understand your question, or you have a full understanding on how cost segregation works, but I'm happy to clarify a couple points.Doing a cost seg on a property will help to frontload a certain amount of depreciation to get you bigger tax deductions in the earlier years.
