@Theresa Harris I got the price from the surround area using Zillow rentals where it’s around 1350-1400 now how would adding a bathroom raise the price?

Get it for a good enough price you can survive the crisis you may find!

I survived it but we didn't have the state controlling rent or stopping evictions.

I do self manage now which helps as I buy properties with low rents and deferred maint then I can survive while I fix the property and increase the rents adding value and cashflow. 

It was a very hard journey for me at the beginning because I was definitely not prepared for a lot of things but my first property and I survived unscathed.

@Blake Harris I'm not sure I fully understand your question, or you have a full understanding on how cost segregation works, but I'm happy to clarify a couple points.Doing a cost seg on a property will help to frontload a certain amount of depreciation to get you bigger tax deductions in the earlier years.
