Bank sends all the paperwork to the title company, title company says that there is an issue with the title, specifically the property was not quit claim deeded from the LLC correctly.

If the intent is to fill the building after renovation then most insurance companies will honor a claim.

When I asked why they would do that, she said so they can claim on their taxes that it is unrented!

Worst case you could take them to court but if it is enough that smalls claims can't handle it then you are going to lose some money some money no matter which way you slice it.

Just because others claim they can't be found doesn't mean they don't exist.
