I recently just added her to my credit so she can get a little boost in her score to help more with the process and yes with the low down payment I don't expect to live rent free but one can dream for now all I care about is owning the property cashflow will come later.

So why get so bent on finding diamonds that other, more experienced people with contacts are also looking for?

There are many like it. - Even if it takes me 6 months to find a tenant at $25/sqft + NNNs, I would still generate more NOI in year 1 than on a multifamily property with similar square footage.
