Part of my work is in fixed income asset management, so I spend a great deal of time fixating on our interest rate environment. 

Probably the most challenging item is not so much the money as the changing regulatory environment (no pun intended).

I understand why each unit has it's own system (each has it's own environment), but what kind of negotiating tactics has anyone found successful if/when an inspector notes that the older units are in rough condition?

And move the assets to places or properties where I can get a better return dollar for dollar with significantly more cash flow.The key is to do that in a tax deferred environment so you don't have to pay the tax on that appreciation and instead get to use the deferred tax to let you buy more real estate. 

How is the regulation environment there?

Because it’s polluting the environment. 15 years is a good life for a newer hvac system unfortunately.

Confidently, I expect this home to sell for close to $330,000 or more, depending on the atmospherics of the Springs’ Environment.

I am hoping this new  sub-forum for Miami will create a good environment for investors in the tri-county area to network and speak.

Rai There are cash-flowing markets in this country with high rent demand and landlord friendly laws where you can find a duplex for closer to $100k :) Honestly, a 200k duplex doesn't sound like it's going to be a great cash flower in most markets in today's environment.
