So, yes, this makes screening for deadbeats harder, but CA law retains the same time-frames that generally allow pretty quick eviction of non-paying tenants compared to some other states.I do worry that it will encourage tenants to fight and drag out the process longer, but we will have to see how that actually plays out. 

I encourage you to look around and compare other prices.  

The realtor saw our top offer encouraged the other offer which was  less than 10K over asking to but in a better offer.  

Even some of the "crossover" vehicles still have a chassis height on par with that of a sedan.Sounds like encouragement for the trade to me, though!

Water harvesting, both rainwater and gray water, is legal and encouraged here in AZ, and I'd do it with both, but I plan to move in a couple of years, and don't want to spend the money on this house.

Others have also made the comparisons to large corporations who do not interact with their customers on the human level...

I think it gives newbies encouragement, and allows them to see that it may not be as hard as they envision...or it may be harder, who knows?

I'd definitely want to hurt it as EVERYONE interacting with this guy and thinking about doing business with him should be made aware of how he rolls.
