Ankeny is in the top 5 of most growing cities in America, and is expected to double in population over the next 10 years.

To me those are risky bank loans.. as you can just up and fly it to the Bahamas' or central America... not like a house if you don't pay it does not move.

The hungry get fed in America.

Zillow shows my investment zip code (which is not all of San Diego) as over 10% and neighborhood scout shows San Diego as 8.3% which it lists as 9 out of 10 appreciation in america.  

So yes you can negotiate interest rates with a lender but bank of America won't budge.

In America, it's very common and natural to hold individualistic ideas and I'm not surprised by most responses.

I don't know who sold America this dream, but I promise it is 90% of the time not the case.  

There is also a pretty awesome loan program as a portfolio line with Mountain America Credit Union here in Utah.  

It resonates with my experience studying abroad for a year in Latin America when I was in college.At the same time, it does not come with a retirement plan so I figured that I better get started figuring it out myself.From looking at my situation, it seems that the best place to start would be a small multi family property, most likely a duplex.
