In my area it is common for the lender (bank) to seek clear title, and providing vacant possession, for the benefit of a purchaser, at the expense of the seller.

ONCE you hold for me _____________  put your lending entity in there.1. signed note2. signed and notarized Deed of Trust  Note does not need to be notarized3. when you can issue a lenders policy with my entity in first position no junior loans.4. you are in possession of Insurance dec page showing my entity as the mortgagor or additionally insured.

If they'd require us to list it at the amount he owes, we'd definitely get offers above that amount but again would be facing the same issue, so I can see how it's in the bank's best interest to take possession..

People who work on cars and have them all over their yard are very concerned about their "possessions", the cars. 

Ask if it is ok to collect a fee on the sale of a home that you never take possession of.Again, wholesaling is a made up term in real estate.

(Whatever that may be.)By the way, laws are changing and in some areas now, apparently you have to take possession (actually buy the property) or you can be charged with practising real estate without a license, unless you have a license of course.

As long as they did a cleaning between clients (which I assume they did since the family took possession of it), airbnb and the owner will be in the clear.
