At over 4000 sq ft, I'm surprised you won't be able to list for a much higher number to net a decent profit, but without knowing more specifics on the house and location, I am speculating here. 

As in, "OK so you acknowledged all that is wrong means you'll let me out of my lease, but now I've had to move twice, can you cover my moving expenses?

It appears there are still opportunities to buy good properties in decent areas, though I’m sure it’s important to be very specific about locations.

I am actively looking to connect with investors interested in [mention specific types of investment opportunities,  single-family homes, multi-unit properties, distressed to expand my portfolio and deliver strong returns.

We are specifically interested in multifamily properties (2-5 units). 

Do you have a specific revenue target in mind for hiring, or are you basing it more on workload?  

Ohio presented some great opportunities for me and I'm a big believer in Central Ohio to be more specific.

The other is a smaller operation which does a lot of business in the specific neighborhood the house is in.
