Even work for them for years, yes years.

There are several non-QM options that will work around that but with "hits" to the loan terms.

comps are what determine ARV.and for a BRRRR to work you need a fairly distressed property. 

I work in engagement marketing and deal with construction tradesmen all day, usually more custom type tradespersons with a lot of care and concern for their own work, which may glamorize it more than I realize.
