I've done a little drywall, plumbing, electrical, woodworking, and general labor like hauling junk and tearing up old carpets.

People will come out of the wood work with opportunities and deals.

Take good care of the original woodwork, nicks and scratches add "charm".

They routinely place new cable anyways and can be teachable as far as not drilling in woodwork or otherwise making a mess of an old building.

I advise them not to get paint on the floor or woodwork, and limit their paint choices to pastels so they can be easily covered if need be, but usually they turn out good enough to just re-rent as is once the current tenant moves out.
