I've got plenty of room to build out a nice place with all the finishes.

@Joe Gettler, I don't have great data b/c she just helped them for a couple of months, but I think it's just under $4K a month for a nice 2 bedroom in a good location.

If it does you have zero asset/income, a much larger debt secured by your personal residence, at just the time you probably also lose your job due to economic conditions, and all those nice folks teaching you about sno ball, infinity, you’re your own bank, etc., will be long gone.  

You can still buy plenty of things in nice college towns that make money. 

Although insulating the floor is a nice extra, it is not the primary way that cold gets into the house.

I've considered this and it is a nice-to-have and would love this, but it's not the first goal.5.

Tenant took photos and videos but nothing detailed - a single shot or two of a room from the entrance, so is saying fridge was fine, normal wear etc Next - If we are being nice and deducting ‘portions’ of the charges and tenant continues to grind away, or this goes to court, do the compromise and smaller amounts offered negate the full amounts that could have been charged

So think twice before taking any outsized risks, as you already achieved a nice equity base, and you don’t want to end up screwing the pooch by taking unneeded risks ;)Good luck and keep us posted on your decisions…
