hows rental market in columbus ohio for investors?

I've been tracing wholesalers in califonia for months, like nothing other state finding individual wholasalers in califonia is quite challenging I don't know if it's because the house prices are too high compared to other markets.

I purchased a duplex (Austin, TX) at peak market prices in 2022 for $720k.

Market forces are pushing and pulling but not a source of anything breaking.

What is next is getting back in the market and creating more opportunity for our clients to ride the next market upcycle.

Most of the ones I bought had existing tenants and almost all were paying below market rents and way below market rents.

And if houses are showing an owner having been there for 10+ years when that owner actually sold 8 months ago, then I might market to a completely unqualified lead.

People wholesale on market deals all the time.. especially if it's significantly under asking price.
