I am new to real estate investing, I have not talked to a lender for pre-approval because I am in the beginning stages of learning.What is the best business structure to use for a rental property business, Sole Proprietor, LLC , or corporation?

The point is: at this stage, you don't know what you don't know, and just figuring out the cause alone can take weeks, months or even years of your time (and a lot of money).Assuming you figure out the cause(s) of the problem, then you'll have to figure out the solution.

I have recently run the numbers on snowballing debt across my portfolio but it seems to not really make sense at my stage.

Now with the sellers items out of the house, it's looking more like a complete Teardown...This is an excellent example of a staged home verses an  unstaged home.
