Keeping unwanted roommates, not moving out and upgrading. 

If you provide some "mis-guidance," you may find yourself in an unwanted predicament.

What went wrong in November:- Guests decided to flush unwanted items down the toilets even though I have signs stating not to flush any unwanted items.

It is so easy to be a penny wise and a pound foolish.

This also opens up the possibility of unwanted guests roaming the premises, and even wrongly entering the property that your guests are renting.

If you meet this guy you have a feeling he could go postal at any moment and he would not be above pounding on my other tenants door at 3:00 am to tell them he had a message from Jesus! 

Tell 'em to pound sand with the $5k, waive the $1820, and you can find your own financing thank you very much.

I am not far from that plan.  1 extra roll of TP in each bathroom1 towel for each guest +1 extra for up to a 3 night stay.  2 extra towels for more than 3 nights  (I send out my linens to a wash house that charges by the pound)No extra bed linens unless they are staying longer than a weekSame kitchen stuff as you but only have 2 light bulbsAA and AAA batteries for remotesThrow away most items except for the (3) pairs of brand new size 13 nike's my son wears now and new designer flip flops my non-cleaning lady wears.

We do outsource laundry, so a company will come and pick everything up, wash and fold it once or twice a week for $1.75 a pound.

We're approaching the same point in the near future.We bought our first house in England, and slowly improved it so that by the time we returned to the US, we had some profit...and the pound to dollar rate had also improved, thankfully.
