so many pieces of this delicious pie i enjoy...but, the best part for me is the upbeat & positive comments and remarks and education that is so willingly offered so often. wait, there's more-- the other thing i appreciate alot is how the norm here is for all investors to be as fair and honest as can be when doing deals, transactions, contracts, etc.

@Aaron Grant,To second Ned's remark, yes - markets tend to be local.That said, we ARE in a housing shortage right now.

My response was not to @Jim Tiernan, it was to the user that closed their account who mentioned disparaging remarks that were not accurate.

Definetly, the property is remarkable.

This is a remarkable city with many opportunities but as others have said the inventory is low and its very competitive.  

I echo Phil's remarks a good wholsaler prefers "cash buyers " that can move expeditiously and close quickly, "30" days or less.

@Chad Urbshott and @Rich Baer, I've read similar remarks as both of yours in other research I've done.
