Im new to this game and I started with the idea of getting a multi family home so that I could house hack and potentially live rent free and then repeat.If I buy this shore house I won't be able to live in it because it's too far from my job and my kids so my original plan won't work in that case.I'm lost and not sure what to do here should I say screw it and try my hand at this single family home or should I continue on with my multifamily home hunt which isn't going to great (Newark NJ sucks it's over priced and some parts are too dangerous for my taste)Any help or direction would be greatly appreciated

I rehabbed apartments as tenants moved, and increased the rents (sometimes huge increases after doing tasteful remodel work).I have refinanced the property 3 times, pulled cash out and bought a few more properties with the proceeds.

The syndicators make money on the fees.Just be really careful out there whether you invested individually yourself or if accredited passively with a syndicator.There is a lot of Kool Aid being sold out there right now that initially tastes sweet but has a really bitter taste at the end.

In the end you could end up having to try to sell a house renovated to someone's personal taste that everyone else hates.I would personally never pre-sell a house this way.
