@Cynthia Miller It sounds like you've picked a poor location, with properties that were undesirable, subsequently the tenant pool is terrible.I just wonder what you purchased these homes for considering you can get closer to Downtown at Gratiot, Woodward, Michigan, Grand River duplex, triplex, etc for less than $30K.If you bought these "long ago".

That would put undesirables on notice not to rent from you, and reassure the desirables that it is safe for families.Price your STR as a "suite" with a bedroom and a sofa bed in the family room for the kids, and a small dining table with chairs.

If mortgage paydown is a big deal your WHY is not so good.Without appreciation potential RE sucks.You just know things happen in rentals(NOT GOOD ONES- COSTLY ONES) which make TK highly undesireable.
