Hello All,I want to get my first deal and Assigning a Lease option is hopefully going to be my fastest way to get it, as thus far wholesaling has proven to be such an elusive creature.I would like to perform this in the state of IL, I have done a ton of research and think I have a solid plan but would appreciate it if anyone can find any flaws in my plan or tell me where I am leaving myself open to risk.

I of course am looking for that distress property that has a 20% occupancy with utilities that can be separated out.Please pick apart my example for its flaws.

Natick is very desirable area that has been pretty hot for a while.If they are having a hard time selling it then it is either overpriced or there is some flaw that makes it off putting.  

The big flaw I see with wholesaling is that the seller is letting his property go for such a deep discount that once you bring up contingencies does he start second-guessing his decision and look for more money elsewhere...Hopefully there are others on here with more experience that can chime in. 

My experience in life leads me to believe that no matter how much I pay to the "best and brightest" attorney I can find, the reality is that some bureaucrat will find a flaw if they want to.

What are the biggest flaws or issues holding you back from using it more?  

A crooked seller could abuse the process, too, by not disclosing defects that he knows will be uncovered by the buyer, knowing full well the buyer will probably cancel the contract once the inspection items are discovered, yet the seller gets to keep the option money.
