Remember that when it comes to commercial leases, triple net leases are pretty common and they're a relatively simple way to deal with CAM/tax/maintenance/improvement expenses so that it doesn't come out of your pocket.

Well considering he hasn't received his deposit and it has been over 30 days, he may be entitled to double or triple (state law depending) his deposit amount back, in full.

One good example of this is that the new 74 (Independence Blvd) opened and suddenly Idlewild area exploded because there isn't one stoplight between uptown and Idlewild anymore.. it flows well, and we've seen prices triple in that area since 2011.

Reinvest the profits from these flips until your seed money is tripled....then,...3 - Take the profits from continued flipping to buy cash flow properties.Repeat steps #2 and 3 until tired of making money.Important points:A - There is a special type of investment you need to do in Step #1 in order to accomplish what I wrote, and control risk.B - In step #2, I said flip the cash.

I was talking to my banker in Hillsboro and asking them how the other builders are doing and its slow across the board.. and I think what you seeing Is pricing finally starting to level off.. which will mean subs will have to quite jacking their prices and lumber will have to calm down or building is going to slow a lot .Now one thing that was floated at least in our area here is this was the first summer that many finally felt financially safe enough to go on that extended vacation that they had been putting off so foot traffic is way down.. and I know when I go to PDX I am usually parking on the very top floor :).. and airline tickets to Hawaii have doubled and tripled .. so we know demand is there.

I guess it'd be good to triple check that and make sure there isn't anything in there regarding debt service ratio staying above a thresh-hold, like yours.
