His theory is debunked very quickly and efficiently by multiple BP members.  

She lacks the understanding that there are multiple GP partners involved in larger sized deals.

Best advice I received is think in multiples, fix stuff when it breaks quickly, and first few years probably not going to make any money. 

Case in point, just today BAM announced the sale of an asset. 17.4% IRR and a 2.63 Equity Multiple to investors.

I went from buying multiple properties per year to doing nothing 2022. 

And I may get multiple bids for the same work, like multiple paint bids, multiple roof bids, multiple flooring bids, etc.

However, you can likely sell all the properties in the required timeline to do the 1031k, although that will take some effort/cooperation between multiple buyers/brokers, considering the separate markets.  

A lot of classes can be used in multiple states.
