I give 25% upside to home field advantage, meaning the property is local, I know the streets/neighbors, and I can see it touch it smell it any time of the day. 

As Dave touched on, the most important factor is the layout feasibility. 

I will not touch anything in FL unless I can get it 20- 30% off ask.

Some guests are just not tech-savvy, so basic instructions for utilities/amenities that are difficult to navigate is a touch that is appreciated.

I'm assuming it's a big building so that would be something you should review in the by-laws in terms of what you're entitled to.I would get in touch with your personal accountant/CPA or perhaps a local real estate specialist in NYC (there's a few in the forums) regarding your scenario.

So point being - you never know what you are buying there.I also probably wouldn't touch the money in your 401k.
