I grew up in champion, bought a house in Warren then 2 years ago moved to Cortland. 

No matter where it is, the most expensive building, Class A attracts tenants able to pay more for luxuries (amenities) such as fitness rooms, tennis courts, dog exercise areas, pools, cafes, covered parking, nice elevators, gorgeous landscaping, quality construction on both exterior and interior, well appointed lobbies and meeting areas, etc.

Plus, the tennis stadium is doing concerts again.

I would add to Ben's comment that the people who will rent in high-crime areas are not only people who don't have a choice but (quite possibly) people who will also engage in criminal activity.I agree with Lisa who champions for the low income/high quality tenant.

Joining a gym will not garauntee you will become a bodybuilder or fitness champion.

I feel bad that I am playing tennis 5 days a week and he is working... :-)My 10-year goal is $20K/Mo with $5M Equity which will allow my hubby to retire when he turns 60. 

I just saw a news video about homeowners near their tennis courts fighting their HOA for allowing them to be converted to pickleball, which is much noisier and irritating to the human ear.  

You get some seasonal events: tennis tournaments, golf tournaments, Coachella, Stagecoach, various festivals.
