I think transunion has stopped supplying information in states where they don't believe they can comply with local law  but they don't have an actual set of states listed like some services.

There’s an electrical supply company that lists stuff on EBay and the cost was 1/3 what it would have been from our local electrical supply company.

If there are lots of active rentals, then it very well isn't below market as there's substantially more supply than demand.

As you know, material, labor, and supplies for roofing can change a lot within a matter of weeks / months. 

Whether you take on a loan structure in that fashion is certainly up to the borrower.

But to be fair Texas is usually far behind the fashion trends.

Of course, the virtual numbers that the tool spits out have to be validated "the old fashioned way" by confirming the assumptions the tool is making (comps for daily rental, occupancy, vacancy rate, seasonality, etc.) 

With the supply shortage of great houses, you'll have to put more down to create that intrinsic property.Very rarely are physical assets, especially infrastructure, intrinsic from day 1 at the highest leverage available.
