If you can save up for a slightly higher down payment your margin for success will be significantly higher.Also, I strongly agree with the "buy the worst in a great neighborhood, live in the worst unit of the triplex and slowly fix it up yourself."

There are "success coordinators" to answer your basic questions, and your attorney team and your senior advisor. 

- FYI: it's only illegal to try to rent it out, the property owner can usually legally live in a nonconforming basement unit.If you do all this you may still negatively cashflow each month, so make sure your income can cover and/or your cash reserves.If you do this successfully, you will learn more in 1-2 years than you would reading here on BP for 5+ years:)Good luck:)

My advice would be is to talk to multiple investors who have real world, actual success-based experience in flipping over a sustained period.

Keep us updated on what your lender says, and I’d be curious to hear if anyone else has pulled off multiple VA loans in a year successfully! 

Quality tenants and quality management are key parts of your success.

However, I have had colleagues of mine do Section 8 housing in New York and have success with it. 

They will tailor a program for you, based on their success with similar businesses.  

I was just curious is others have found success with other programs & nuances.
