A local bank here epically messed up a deal for me but I was able to salvage it (had to come up with an extra $10-15k in a day) and still closed, but their negligence did almost cost me a great deal...I was pissed but let it slide - just won’t use them again.Fast forward to yesterday, I’m talking to a dear friend who is buying her first investment property with her husband and the deal fell through epically.

I have no idea what my rights are, looking it up leaves me all over the place and it sounds as if I'm basically at the mercy of whatever judge I get should I go to court.I have been very firm with these guys, I don't generally let stuff slide (I can't charge them for damage if I can't prove it was them!!!

The issue many here at BP have with this marketing ploy is that regardless of whether any deals are subsequently found, there is significant coaching/training/education fees, upfront!

And as the OP suggested the owner of the deed can "redeem" the ground rent so that for one lump sum they (and any subsequent owner) never have to pay ground rent again.I personally hate ground rent.

So the retail cost of a roof replacement was nearly twice as much per SF on a flat roof as it was on a normally-sloped roof.The big risk, as others have pointed out, is that water will pool on the roof instead of sliding off.
