The Federal Housing Finance Agency (FHFA) today announced that Fannie Mae and Freddie Mac (the Enterprises) will conclude their single-family rental pilot programs and then terminate their participation in the single-family rental market except through their previously existing investor programs – Fannie Mae’s Multiple Financed Properties and Freddie Mac’s Investment Property Mortgages.Not trying to discredit anything, but this was a 2 year pilot program.... seems like plenty were able to do ok prior to that, wouldn't it be likely they could continue after as well?

This is only a guide that could help someone else in a similar position as me.Through this post and subsequent topics I will go through a property that I flipped.

After moving around a lot, we now live in the Enterprise/Dothan AL area.

Ie. using the proceeds of a cashout refi on the next deal to payoff the HELOC and tapping again for subsequent purchases.

I can't imagine having to qualify for each subsequent future property with strictly my personal income, so what forms of information and data have been proven to be sufficient in the eyes of the lenders you guys have worked with? 

A little back story on the place, it was originally part of a church monastery and subsequently converted into 3 condos.

Of course the Seller has to understand that iBuyers are for-profit enterprises, they have administrative expenses and repair cost and want to make a profit at the end.

I just haul it to the dump and tell them to sue me if they don't like it.. because I have all my fancy trusts series LLC and other asset protection set up so no one can get a judgement from me anyway.I would think there is not enough storage units to go around if every actually stored this junk.. and or this is a nichestart a haul off storage for landlords and PMs  one call does it all.. haul it to your storage charge the landlord the haul off and the storage.. that seems like a nice additional profit center for an enterprising PM company .. and your just following the letter of the law which as a broker you probably have to do .. me I don't care I can hold my own against a dead beat tenant..  

It seems like a big leap between paying for the subscription and investing in enterprise-style infrastructure that supports multiple overlapping wireless access points.We are trying to train this tenant to be more independent.
