@Mahender BistI believe the best structure is to save $1000+ a year for filing in California which they will have you do anyways and just own in your name with a good insurance policy.

Call a bunch of them and ask them to take you thru their fee structure.

If you are not in a good neighborhood, you will not be attracting great tenants and sharing a duplex with someone can be a highly stressful and unpleasant experience, especially if the structure is not truly conducive to being a duplex.
