I am looking at a place in the 3000 block of W 97th Street in Cleveland C-D area.

Just a simple statement such as "I hereby forever release my redemption rights to the following property:  (with legal description and street address and tax parcel ID number) and then they sign and have their signature notarized. 

I’m not aware of major plans for that specific neighborhood, but it does abut and is near very major planned and ongoing developments (Ybor Harbor, Gasworx, Ybor District, Channeside/Water Street).It will garner more interest as more progress is made on those developments.

The ones who have succeeded had a relative nearby in the area they were investing in, a child living in the home, or grew up in the area they invest in so they at least know it really well and know the difference between a good street and a bad one.

Hey Cooper,Kingsway West and Academy can be dangerous areas... the Delmar divide is a general rule of thumb, north of Delmar is rundown while south of the street is a lot nicer.

I don't deal with drugs and neither do the many investors and other people I know who live or spend time there, whether locals or foreigners.

Before looking to buy a center check who the owner of the center is and inquire with surrounding attorneys about their dealings ( on the streets ).

one of the developers across the street from my project is selling 1k sq foot homes for 525k  I suspect he has sold a few but you get the point. when lot costs and building cost before you even go vertical are about 250k pretty tough to build anything new that is "affordable." its why condos and townhouses are generally starter or the cheaper housing..

Hey @Jay Ritchie - From our experience here in Chicago, we typically see new water/sewer lines range in cost from $16-24k depending on the depth of the trench, distance from the street to house, and just different contractors.What area of the city are you in?
