It is my understanding that the 5 day notice is not sufficient by certified mail if the tenant never signs for it.

But, Harry, I would give them 5 Stars and you can tell them I sent you.

I also got a written and signed agreement from tenant that is notarized for him to vacate on or before 2 weeks deadline after closing. 

For the value add we're going to fix up the roads, add a nice sign and fence, replace mailboxes, add lights and fix some plumbing leaks.

I'm starting to see and hear signs of interest in real estate, and anticipate that if there is an increase now that it leads to a busy spring and summer.I would like to hear from others who are localized to Colorado and just see what you gals and guys are seeing and experiencing as well.

Did you have an agreement in writing signed by both you and the designer regarding payment schedule and purchases?

After signing up and when it comes to managing the property they do the opposite. 

Send a written notice (yes, paper) to the tenants with proof of delivery required (the postal carriers have this time to an art form; it's inexpensive and you get confirmation via email or receipt very quickly; it does not require the tenant to sign - it just confirms that the notice was delivered.A paying, respectful tenant is golden.

Reason: I signed a new job offer at a nonprofit yesterday and having extensive knowledge of the real-estate market in Philly would be very helpful.
