Dozens of them have fizzled out because they bought bad property that was too expensive to fix and/or was in a poor location, and it was a downward spiral after that. 

Alternatively, if you do not support the investment, it can quickly spirals down to no value.Knowing what you are buying, having realistic expectations, underwriting it correctly and setting up reserve funds goes a long way towards success.Most people are looking for something between these extremes.

Don't spiral down the path of making exceptions for individuals.

The human brain is always in 100% support of it's host, so if you say you can't ___, your brain cements that as a fact, and places into subconsciousness that it is a fact that you can not, which reinforces your beliefs, and it becomes a spiral of a self-fulfilling prophecy.
