I was envisioning a casual stroll around the premises with a glass of iced tea, a high-powered flashlight, and a good pair of binoculars, and scribbling a few notes in a nice leather portfolio in between taking calls on the smart phone.

My renter is constantly traveling so she uses her smart phone to pay rent.  

Who is going to type all those characters in as an extension especially since more people are using smartphones now. 

Now, just for kicks I remotely turn it off then back on via the smart phone app to test the texting feature and make sure it is still working.  

Today’s world uses the internet and smart phones to view their future home, and you only have a split second to capture that person’s attention with a photo or video!  

Its a tad complicated for me.. my staff runs it but all you younger investors that grew up on smart phones and apps this should be a snap.

A "comp" might be on the other side of a fence from a property and not as good of a comp that's two streets away.One technique:  If you use a smart phone, download the realtor.com app  Use the "search nearby" and click on "scout" at the bottom. 

This will help you later on estimating cost and more importantly knowing when you are getting screwed by a GC before it happens.As far as the English / Spanish problem I use an app on my smart phone called "iTranslate".

Most everyone, especially folks with an internet connection, computer, and smart phone can save $500 per month!

You can always pretend to be delivering a package to the prospective renter and ask the neighbors about them....neighbors, especially inner city, love to talk smack.If you are renting single family units....always do a move-in video....smart phones make it easy.
