Essentially this is exactly what the big hotel chains are doing - except this model works "horizontally".What I really like is the scalability of the model, potentially allowing for hundreds of listings spread over multiple cities or even countries, without the need for cash heavy investments.  

I still find the keyword alert not very scalable and cumbersome to use, because it only contains AND metric, no OR metric. 

And I think his method seems an incredible scalable one...

I'm obsessed with scalability so managing each property make us too linear and that makes me cringe.We would consider putting a commercial loan on the pool in the future if it was financially advantageous for us to do so in the future.

If you want to chase people for their $12.56 share of the electric bill, $4.12 for their share of the gas bill, etc. then be my guest, but it's not scalable and definitely not cost effective. 

The key in real estate investing is to build a scalable, manageable, profitable, diversified, and protected portfolio of investments.

My advice is to use that 300k as down payment on a larger multi-unit apartment building where costs are a lot more scalable.

Obviously you can do this with any property, but MFs are more scalable.

It's all scalability.
