You are already paying rent, so pay it to yourself to increase cash flow and accelerate savings for the next investment.

How we purchased our property: Combination of Savings, Personal Loan with interest from a family member (4% interest) and a cash loan from Wells at about 8%.

An uncontested foreclosure is often the best way to resolve issues with subordinate lien holders though I've also contacted some and explained they were about to be named in a foreclosure and suggested that could be avoided if they just released the property from their judgment/lien.

I don't know how much money tenant has in checking / savings / 401K, etc.

After the demo, there really is not much you can do to save outside of thinking outside the box on fixing whatever that might be that has come up.

Another reason to not like a PM is that there is no incentive for them to save you money.

Mainly, what % of that $500k are you able to save and is there a desire to relocate?

Not too bad in my opinion considering I pulled that money from my line of credit and didn’t have to tap into any of my current savings.
