@William Bohan, Yeah, being a CA resident you'll have to do a 1031 exchange or your tax will approach 40%. 

Currently your best bet will be to make the down payment and closing costs using USD presently (and for the last two bank statement cycles) residing in a FDIC-type depository institution.

Also, did you have any other loans (ie student loans, primary residence mortgage, etc) when you took on the $25k? 

I am just starting my investment journey, so have only used Real Estate Agents to assist with buying and selling my primary residence.
