I have 3 associates / relatives that would be doing my renovations, as I would be finding, analyzing, and purchasing the deals. 

I lived in CA for 20 years, and we had W2 employees in CO and NJ, where we do not own communities.Also, we take much pride in the work that we do to renovate the homes.

Also, it often helps to connect with a local agent/do extensive due diligence on renovated/new construction properties to see what the property may sell for or appraise for (if doing BRRRR method) as that can impact the price you should pay.

It was certainly stressful to do a rehab loan (non-recourse) and refinance with non recourse loan and budget the renovations.

I would be looking to use hard money to cover the costs of renovations.
