We usually replace the refrigerator and 30 inch basic gas stove every 5 years.

I moved the refrigerator across the kitchen, moved the gas stove so I had to re-route the gas line, can lights, new water line for the fridge, 18" travertine tiles.

@Casey MurrayI hate to suggest anything that almost no one on this site likes to do but I'd visit my competition and look at the amenities they offer.Some of my units have to have ALL the upgrade appliances, others don't need anything beyond a kitchen "triangle" Refrigerator - Sink - Cooktop as long as there is parking.

This covers: major kitchen appliances (range, range hood, refrigerator, dishwasher, garbage disposal), HVAC (furnace, zonal heaters, AC units), and water heater.

All of them need a refrigerator, and a stove, but not many tenants have these things themselves.

Our plan remains the same - to renovate the remaining 8 un-renovated units as they turn over, replace the remaining third of the refrigerators and stoves, continue down the triage list replacing windows, and replace HVAC systems with new as they fail.
