smart way of thinking.my current strategy now is riding the wave of rebound market to tap the high of 2022 after 6 months decline, it's almost like a riskless lol but I would sell all in 2025/2026.

At the same time, plan to have multiple options of getting out, so if the carpet is pulled from under you, you can rebound and stay ahead of the curve.

Projects that were funded several years ago will continue until completion and the long term corporate leases that many landlords took advantage of have yet to expire( Many companies were sign 2+ years leases for rentals for their personnel) IMO the glut of properties available along with decrease of the workforce is still in its infancyOil prices will rebound eventually but the same lag will exist on the upside as well.

Strangely I'm seeing some places for sale at the exact same prices as those pre-2008 hot years so its hard to estimate and understand how that all plays into it since those people bought, things bust, and they had to wait 15+ years for this rebound only for it to possibly go back down.
