Surely, at least one of those would be supremely motivated--so, no doubt they exist, but the critical question is whether one can get to them in an ecomically feasible manner (this mailing, for instance, would cost about $4 or $5 million; so if I were flipping a SFR in greater LA, I would lose millions on that deal, despite my conversion).

@michel lambert,I'm originally from the big apple- NYC and have also visited many other  cities as well, what I'm getting at is that I would also agree with you in saying that Atlanta is not really a city that's super touristy, I don't think that it really attracts many tourists..I'm an investor here so I've been all over the state so I can find other spots to buy and invest , that being said not much to offer tourists.Nowhere near Ny, Miami or LA....   I
