Pointing out what they've done, over explaining  yourself and attempting to come across as doing them a favor before flat out doing what's necessary, is just prolonging the inevitable.Take your heart out of it.

I think flushing water heaters is less important to prolonging water heaters than replacing the anode rod neither of which I really do but maybe I should.

It's like people assume because you bought a ton of real estate you're making tons of money.Often, newbies don't understand that prolonged vacancies, expenses, repairs, supplies, etc. all drag heavily on cash flow and turn 100 units from a blessing to a curse quickly.Quick example: I could add on 100 units in 2020 if I don't care about cash flow or I too optimistically figure my actual expenses.

It's your property to maintain and store correctly, not the tenants to prolong the life of the appliance.Go to the habitat store, or CL, and get a decent, used one for $200 and consider it a learning lesson.
