yes can definitely replace just the bathtub but i would do the surround as well . since its leaking would want to see what the condition is below . very important as water damage can produce mold

I suspect s&p will often out produce the return of RE that is purchased unleveraged and without a value add. 

I would connect with some local realtors and have them produce reports for you with some data out of the MLS . the filters are super efficient 

I have yet to see that the concept of GP - LP alignment exists at all, nor has anyone ever produced evidence (that I’ve seen) that co-invest, or anything else for that matter, has aligned interests, produced better results, or led to better decisions.I think if investors can come to terms with that, and make their investment decision based on facts that actually matter, they might avoid more trouble.  

Over the years it has gotten more competitive but I have expanded to other Ohio markets and have gotten into strategies that produce more revenue, like Airbnb
