The pricing for Real Estate is way out of whack due to no supply so everything is over priced right now and not sure if worth the house hack.

Leverage + appreciation (price and rents) is what makes real estate worth the hassle as I see it.

While people will share a bathroom in say a 2/1 it is likely a harder sell in a 5/2 and the price you command is less. 

2-4 units cashflowing in today's environment is very tough, namely due to high prices and high interest rates.

The best approach is to set clear, written criteria, and then price the property at a rate that gets you enough applicants that you can find a few who meet your criteria reasonably quickly.

But you should judge your PMs on more than just price.
