You'll also want to have plenty of your own capital in reserve to deal with vacancies and repairs.I imagine a lot of the tenant-landlord problems can be prevented by providing good customer service and having clear standards, both in who you rent to and how you maintain your property.

I would check for water stains on the ceilings and leaks around the windows as well as soft spots on the floors.

This is why Congress set them up to prevent people from pulling the money out until they need it at retirement age and not sooner.The second question is what type of "cookie" you should put into the jar, which means what you should invest in, And if you need the money in three years I would not invest in stocks or corporate bonds or municipal bond funds which could lose significant amounts, but would likely all recover a few years later.

The upside of that is when they move out (because you won't be renewing their lease), if there are ANY stains; you can bill them 100% of the cost for that carpet because it was brand new when they lived there (okay maybe not 100% as it will be a few months old when they move out, but 95%).
