It doesn't sound like that has happened here because you keep saying you want to transfer it etc...essentially you want to give them the property, because right now today they do not own it and have not completed AP...you're doing their job for them.

Basically, you can't STR an entire home here, or even an ADU, and can only STR out a portion of a home that you reside in.

Along with doubling in value, it has had one tenant the entire time of ownership, in fact, the out-of-state owners have never seen the property.

In neighborhoods that won't attract high credit score tenants, I've found that a stable job history with a MINIMUM of 1 year at current or previous job to be the best indicator of a great tenant.
