The LA market is tough and by analyzing his deals I figured he generally purchases at ~75% ARV, then puts in 10% of PP repairs, so this should be a reasonable target) Looking for a house with an ARV value of about $700-800KBRRR and cashflow sooner than later.Obstacles: VA and Physician loan requirements for the condition of a property- may limit my options for fixers.

I’m a physician and my three mortgages on highly leveraged property are a little under one paycheck for me.

You would want people to work & delay med school for 4-5+ years off to save enough to pay for med school, and lose 4-5 years of increased pay of a physician... like I said do you understand opportunity cost? 

On a side note, Reading PA should be developing a casino in the near future and the legalization of medical marijuana will be in full effect by July 2018 (according to my physician).

I always wanted to do this but felt too stupid, but since I now understood my purpose I stopped pursing a degree in business management (which I only chose because I was confident I could excel in) and instead followed my passion to pursue becoming a primary-care physician practicing integrative medicine.

I'd rather get a well qualified tenant in the house with a dog that I can do a background check on than have a tenant move in and then produce a physician's letter and a dog that I didn't have the chance to screen.
