What if your business doesn't do well and your wife gets laid off AND now you are stuck with a house that is going down in value due to a recession that is pending...which also led to your business flailing and your wife getting laid off, etc.

It may be worth an offer below asking, and then pending the inspection you could knock major money off, especially if it's a foundation issue.On a similar note, I would look at the current owner, how long they owned, what they bought it for and their ROI, etc...

Another thing I like to do because I'm very visual is go to Redfin and look on the map for homes for sale, pending, and sold in certain areas...and study it for a while.

Let me fill in the numbers of a property here in the Bay Area that is pending now. $550,000 purchase price Expenses- approximate monthly mortgage $2,200, 10% monthly management fees = $420, other expenses $500Income = $4,221 for 3 unit, 4th unit for VA friend to house hack. 4 unit - 1 will be for the friend3 other units: monthly rent AccordIng to rentometer 2 bed/ 1 bath = $1,6002/1 = $1,6003/1 = $2,021Total = $4,221 - $2,200 and other expenses ($500+ 420 for managemen fees) = $1,080 monthly cash flow approximately $1,080/2 = $540 person?

I am skeptical, because why not keep the listing as "Active" until attorney review and change the status to "Pending"?
