., it seems to be a fine tool.But if you are a real estate investor with a few properties to track, it's really painful.

We tried outsourcing it for the first couple years and it was an absolute disaster.It was a painful process bringing it all in-house but we got there.

It's a pain to hire people, it's a pain to train people, turnover is a pain, leasing office space is a pain, etc.  

It is the only house we own, and it is obviously a pain to manage.If we sell it now we will be at a net negative on the whole thing, but won't have to mess with it anymore.

Floaters are painful today, but fixed was painful a couple years ago if you wanted to sell 3 years into a ten-year loan.  

The comment above about the commentor never doing this, that's because he hasn't been in enough pain on a property to need to do this. 

for me it gets tougher and much tougher as I get older.. aches and pains are far more frequent.Living in the Napa valley for years wine was a daily event. and of course a martini before the wine.

The spiral metal staircase leading up to the front door was so steep that after a month our knees were in pain. 

The owners are feeling pain from their property it could be the children who inherited the property, poor management leading to deferred maintenance, vacancies, and many other inefficiencies.Most owners in this spot are looking for a way to end the pain they are feeling and many will take a path that solves their problems and gives them something in return to justify the sale.

I also suffer from 'nice-guy-itus.' so I feel your pain.
