As someone who has operated in close to 10 different markets, I can tell you that each market is unique in the MTR industry.

Indeed, there isn't much to do there and people are going there for the all-inclusives and there's no way you can compete against those, unless you plan to offer "free" booze to your customers.There's no issue about finding a team in that there's an industry catering to that.

I think that the willingness of those who have significant experience in the industry to provide input and feed back to those of us who don't is incredible. 

Hello I am new to the investing industry and have been reading/listening to podcast and reading forums. 

So outsourcing some degree of property mgmt would be a must... but the deal won't work paying a local property manager a large % of my revenue...Instead, I would set up my "boots on the ground" (cleaners, handyman), and would need an offshore virtual assistant to manage guests and coordination of my local team.

Sean,I have had some good exposure to larger commercial/industrial deals but would like to start investing on my own for small multi family properties, ultimately end goal is to build a portfolio that can someday support my retirement, provide flexibility for my family, and create something that I can work on with my kids to show them the power of real estate and entrepreneurship and hopefully someday pass down to them. 

I have done well in the construction industry and am now in a position to pursue real estate investing full time.
