I would imagine eventually it all comes to the specifics of the property itself but then the search is becoming to exhaustive, so I would want to focus on couple geographical areas and be able to search there.Currently I'm in CA and looking to invest in other states.Any idea on how to get started and get focused on an area would be appreciated.Thanks in advace to all the comments.

Sometimes its hard to understand a tenant's mentality, and sometimes they say and do things that ire us.

While this may an interesting mental exercise to go through, my opinion is this would be a foolish thing to actually do. 

Yes maybe it's not manual labor, but mentally it takes perseverance.As far as taking advantage, you are incorrect.

If you can prepare yourself mentally for that then I think you can become a great real estate investor over time. 

Then yes, I would also change out the exhaust fan as well to properly vent the area.
