@Nathan Frost  Ironically, I did the majority of my real estate investing in Texas while living in Metro Detroit, and you are doing somewhat the reverse.I didn't want to get too negative, but suffice to say the City of Detroit* is a very tough market. 

Some reasonable- a roof and ceiling repair from a major leak... some not so reasonable (they literally made me escrow the cost to add a deadbolt to a door).

Is their current portfolio distressed, or was the majority of their current portfolio purchased at the peak of the market, indicating that they might be in distress in the near future. 

The major point to that statement is anything else but cash in your hand is speculation.

I also don't want tenants and their movers hauling major appliances around and banging up doors and walls.I bought most of the washers and dryers used.

Hi Shawn, When I left banking during the last major crash and started this company, we primarily were a commercial bridge lender, but we also were a real estate investor.

The major damage was to 35 computer stations and various other electronic equipment, as well as buildouts, furnishings, etc.

We buy houses in major markets in the states of TN, TX, OK and AR.

Solid comment but also adding that 0.90x DSCR is not a hard minimum, a good amount (probably not a majority but not super rare) have "no ratio" DSCR loan programs with no min DSCR

They actually have pretty limited reach as of now and focus primarily on major metro areas.
